Now That You’ve Cleaned . . .

Two of the most important things to understand after carpet cleaning are a) drying instructions and b) returning spots.

A. Drying Instructions:

Carpets compose a significant amount of air-space volume when it comes to impacting the amount of moisture in the air. The more carpet that is cleaned – and the dirtier the carpets being cleaned – the more important it is that the following steps be taken to assist the environment’s ability to dry those fabrics before mold or mildew can set in.

Micro-organisms are created when six conditions are present: 1) Organic food source– such as natural carpet fibers, jute backings, or adjacent drywall insulation or paper coverings; 2)Moisture– either that introduced by the cleaning, or additional and/or continuing sources of water such as underground water, especially when weather seasons create such conditions; 3)Moderate temperatures 68-86°; 4)Airflow– Limited or lack of Air movement, 5) Low or dark lighting assists the micro-organism growth cycle, when sunlight can actually inhibit it’s growth directly. 6) Time enables the growth of some fungi as early as 24-48 hours and others from 48-72+ hours, all depending on the aforementioned conditions.* (p. 18, 1st edition, IICRC Standard and Reference Guide for Water Damage Restoration S-500)

Most textiles dry quickly and efficiently in 12-24 hours. But at some times of the year and in some unique environmental conditions where any or all of the above conditions are favorable and the biggest factor of all being the outdoor relative humidity, the characteristic odor of mold and mildew can appear if these prevention steps are not taken. We seek to be sensitive to these needs in your home, but we also need your full cooperation to see their completion in some cases:

1. Lowest Possible moisture for cleaning. This means we will not use excessive moisture in our cleaning procedures, including additional dry passes with the wand. For you this means prudence in not allowing excessive soiling buildups– clean your carpets when they begin to appear dirty, or at least every 6-12 months [sooner if you have a) children, b) smokers, or c) pets] If you are ordering fabric protection, we will use the least amount of water mixtures to accomplish the task of applying them.

2. Maximum Airflow during and after cleaning. We often use carpet dryers while cleaning for this express reason most of our work orders. As we arrive your HVAC equipment is immediately set provide. We depend on you to NOT change these settings for at least 48 or more hours after the cleaning is complete.

 

 

 

A. Winter-- the temperature is set to 68-72° and windows are left open just a crack to allow the heated, moisture-filled air to escape outdoors and bringing usually colder, dryer air inside. The Airflow measures for summer mentioned below are also incorporated as available.

B. Summer- 1)the Air Conditioning thermostat is adjusted: a) Cooling temperature to 70_68°, and b), if equipped, wall units may be set to ‘exhaust’ the air; c) Fan setting for central air conditioning systems is set to ‘on’ (not ‘auto’– a setting that runs the fans only upon the system demands). If you do not have Air conditioning and still have high- moisture conditions we recommend that you: (1)use box, window, floor or desk fans after we leave to maintain airflow; (2)Use a Dehumidifier for continuing high moisture areas in conjunction with the fans above in place. (Be sure to place the fans so as to facilitate maximum circulation– do not blow one air mass into another, and provide an exterior entrance/exit for the circulating air– this is very important! )

And 2) the widows are left wide open for 12-24 hours even if air conditioning is used. This especially applies to abused and over soiled carpets, as well as environments normally sensitive to moisture. If the area is commercial and HVAC is not adequate, even doors/ windows must be opened and carpet fans will be required. Fans left for this purpose will incur a nominal rental fee for each 24 hour period used.

These measures will assist in the quickest drying times and return of normal conditions in your home or office. But in some cases wicking and evaporation of carpets or even upholstery that has seen abuse or over soiling will result in spots returning.

B. Returning Spots:

There are three cases when spots return:
  1. You get your carpet dirty after the cleaning! (this, of course, is the most often cause for resoiling.
  2. Your carpet has been spot cleaned with too much detergent, or a concentrated amount of soap has been spilled. The residue resoils quicker than the cleaner carpet next to the spot (in about 2-3 months.) See our primer for more.)
  3. Your carpet was abused or has deep lying soil which high moisture activates only in the final drying stages. It dries looking like this in 3 days to 1 week:

When this happens though no spot is visible when the carpet cleaner leaves, the soil will easily clean out with spotting procedures. The soil was just not rinsed enough in cases 2 and 3. If Carpet has been abused, there is usually a re-cleaning fee applicable, but if our cleaner left before trained cleaning procedures are complete, there is never a charge to return for cleaning your spots that return, provided they are so qualified as above.
